Review, buffers and setbacks before framing
A deck is a structure, and on a designated property anything visible from the street can attract review that reaches railing style and material, not just size. Separately, stream buffers restrict how close a structure may sit to a watercourse, which on some Durham lots is the binding constraint rather than the setback. Both are answered from the parcel, not from a citywide map.

Citywide context cannot establish whether your property is designated, where a buffer line falls, or whether the ledger can attach to your house's framing. Confirm the first two with the city and the third with whoever builds it, before a deposit changes hands.
